January 19, 2017

The Board of Marsh Ridge Homeowners Association met on January 19, 2017.

Howard Glas was not in attendance.  The Board reviewed and approved with no changes the minutes of the Board meeting of November 10, 2016.  Erin Johnson joined the Board meeting and was introduced to members.  Erin has been hired to manage the books for the Association as of January 1, 2017.  She presented an income/expense summary by category both for December 2016 and for the full year 2016.  The Board also received a Banking Summary for the past year by month.  She continues to review all past financial matters and will ask Tom Micke and treasurer, Jon Holzer, for issues that arise e.g. taxes due in March.

Association dues for 2017 can no longer be dropped off in the locked mailbox at 549 Bonita.  They must be mailed to MRHA, P.O. Box 278, Delano, MN 55328.

Committee Reports:  There were no current reports on lawn maintenance or insurance.  The Finance report presented by Erin Johnson (above) shows that the transition is progressing well.

Old Business:  A number of properties were sold and occupied shortly before the end of 2016.  Our home owner list has been updated but one new owner did not get their dues statement.  Please let Board secretary, Gail Scholl, know if you have changed an e-mail address or have gone to cell phone service only.  Our Board meeting minutes will be on our web site and when they are posted an announcement goes to all homeowners by e-mail.  Only the Board has the e-mail list and sends an e-mail when there are any other special announcements.  The web site is www.marshridgedelano.com.  Other information on the web site details rules and regulations, by laws, insurance information, dates of meetings, and names and phone numbers of all Board members.

New Business:  The financial position of the Association as of January 1, 2017 is favorable with no properties currently for sale.  However, due to turnover in the past few years, the Board will request copies of closing statements to determine the payment of dues and assessments if applicable.  The extra charge for larger size trash containers has also been an issue for new homeowners.

Some residents have noted that the full width of their driveway has not been plowed. This is to keep damage to lawns at a minimum.  The City of Delano has taken down and removed dead/damaged trees at the rear of Marsh Drive.

There was a water main break at 567 Bonita.  The homeowner was out of town and a neighbor noticed water bubbling up at the shut off in the driveway.  The City was able to shut off the water that night before there was any damage inside the house.  Homeowners are urged to turn off their water, especially in the winter months, when they are out of town even for a long weekend.  Your Association dues pay the cost to repair the water pipe and replace the driveway.

The next Board meeting will be Thursday, March 2, 2017 at 7:00 at 472 Aspen.  This is an open meeting and any resident can attend.
